Lloyds Residential was established in 1997.


We currently have two prominently positioned high street offices located in Bethnal Green, the heart of East London & Woodford Green in West Essex. Our first office opened in Hoe Street Walthamstow, where we were based up until 2013, with our registered office still based in Walthamstow. Our Woodford Green office covers Woodford Green, Walthamstow, Chingford, South Woodford, Buckhurst Hill, Loughton & Chigwell, although we also cover the surrounding areas of Wanstead, Snaresbrook, Leytonstone, Theydon Bois, Epping and Waltham Abbey from this office. Our Bethnal Green office covers Bethnal Green, Hackney, Bow, Dalston, Homerton, Clapton & Stratford, although again we also cover the surrounding areas from this office of Stoke Newington, Hoxton, Shoreditch, Whitechapel, Royal Docks, Isle of Dogs & Plaistow. We specialise is Sales, including probate, Lettings & Property Management and can refer clients to local independent mortgage brokers as well as conveyancing solicitors.

Our founder members still work within our offices, with their passion for property as strong as ever, running our sales & lettings departments, including carrying out valuations and overseeing sales progression. We like to keep on our toes, so we are up to speed with current market conditions as well as changing market conditions. All three of our partners are NAEA Propertymark members as well as being Safeagent qualified, level 3, for lettings and property management, so have a wealth of knowledge and experience. These working partners are what we feel gives us the edge over our competitors and is the main contributory factor in our sales success and longevity.

The marketing strategy of our properties, we believe, cannot be surpassed, advertising across all major property portals and only using professional photography, coupled with video tours and drone photography, where we feel it will enhance our listings. In regard to lettings and property management, we have built up a portfolio of managed properties worth in excess of £100 million giving confidence to landlords that choose to use our services, as well as offering tenants a large choice of properties to rent and areas to live. Many of our landlords have rented their properties through us for over 20 years with several of them adding to their property portfolios and entrusting us with their investment. We have dealt with 1000’s of properties over the years we have been in business, offering professional advice & excellent levels of service.

Fees

Refundable Holding deposit - Capped at 1 weeks rent

Security Deposit - Equivalent to one month’s rent

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves.

Utilities, council tax, communication services, TV Licence etc - Tenants own responsibility unless otherwise stated in contract
