If you wish to rent a property it is important that you get the right property in the right location on the right terms.  Lloyds Residential can help you find and rent a property that meets your needs and budget.  We have an intimate knowledge of properties that are available for rent in east London and west Essex and also a good awareness of properties that are likely to become available in the near future.  If you would like to rent a property please contact us to discuss your requirements.

Late Rent Payment Charges and Procedure
From three days after your rent is due a first rent reminder will be sent and a charge levied of £36

Further reminders may follow thereafter and will be charged at the same rate.

Referred Payments
An administration fee of £60 will be made for referred (bounced) standing order/cheque payments.

Unpaid Charges
Any administration charges remaining unpaid for more than one month will be subject to an additional charge of £10 plus VAT for each month outstanding and you hereby authorise us to deduct any unpaid administration charges from your damage deposit

We also advertise in traditional publications that include Property Mart, The Guardian, the East London Advertiser, the Hackney Gazette, Avenues and the Yellow Advertiser. Once we have found you a suitable tenant, we will manage all the legal necessities. For your peace of mind all tenancies are covered by rent guarantees and legal protection.

Choosing an Agent

When selling a property it does not matter to many homeowners which estate agent they use as long as the agent finds them a buyer at the right price.  Ultimately if the buyer damages the property or fails to pay the mortgage, it is their property and their problem.

Choosing the right letting agent is much more important because you will be allowing a complete stranger to live in a property that is still yours.  It therefore matters very much that the tenant looks after the property, and it matters very much that they pay the rent because it is still your property.

A bad tenant can cost an unfortunate Landlord thousands of pounds in legal fees, lost rent and dilapidations etc.  Some Landlords assume that the more agents they instruct, the more they increase their chances of finding a good tenant.  In our view, the more agents you instruct, the more you increase your chances of finding a bad tenant.  There is nothing wrong with speaking to several agents before deciding which to use; but only instruct one.

Remember, agents generally only receive their commission when the tenant they introduce takes occupation.  As a result most agents prioritise sole agency properties because their fee is assured when they find a tenant.  They also know they have the time to do their job properly and professionally.  For an agent to make a concerted effort to find a tenant only to discover that a competitor has already found one is particularly frustrating when the tenant invariably blames the agent for wasting their time.

A less reputable agent may decide they cannot afford to wait for a good tenant and will therefore try to persuade you to accept any tenant simply to secure their commission.

Unfortunately it takes considerably longer and can cost considerably more to get a tenant out than it does to get them in.

In the event of Lloyds Residential Property Services Limited introducing a tenant to the above property who enters into an agreement a fee (introductory commission) shall be due from the landlord which shall be 10% plus value added tax (vat) of the total rent due under the contract (contractual rent) subject to a minimum of eight hundred pounds plus vat. Introductory commission shall be payable in advance and settled out of monies received by Lloyds Residential Property Services Limited.

Lloyds Residential Property Services Limited shall/shall not act as rent processing agents in the respect of the property on behalf of the landlord. In the event of lloyds residential property services limited acting as rent processing agents an additional fee of 2.5% plus vat/rent processing shall be due from the landlord totalling 12.5% of the contractual rent subject to a minimum of eight hundred pounds plus vat. Rent processing fees shall be payable in advance and settled out of monies received by Lloyds Residential Property Services Limited.

Lloyds Residential Property Services Limited act as managing agents in respect of the property on behalf of the landlord. In the event of Lloyds Residential Property Services Limited acting as managing agents an additional fee of 5% plus vat/management fee shall be due totalling 15% of the contractual rent subject to a minimum of eight hundred pounds plus vat. Management fees shall be payable in advance and settled out of monies received by Lloyds Residential Property Services Limited.
